Roseville Vs. Elk Grove
This week, I thought it would interesting to take a look at two Sacramento markets with similar age, great schools and largely affected by the 2006 real estate boom.
Roseveille and Elk Grove are North and South boundaries for the Sacramento suburban areas.
Average age of homes are very similar with Roseville at 21 years and Elk Grove at 18 years.
Both neighborhoods had many new neighborhoods built and large expansion during the real estate boom.
Also, both neighborhoods took big hits and had extreme decline in value from 2006 to 2010.
Here are how they have recovered and there trends for the last year and a half.
Data was based off single family homes ranging from 1400-2600 sq ft.
Roseville average sale price =$354,000 Price per sq. ft. = $188
Elk Grove average sale price = $307,000 Average price per sq. ft. = $160

Both neighborhoods appear to be in an overall stable market. Both markets currently have a marketing time under 3 months with good demand and appeal.
I’m confident these markets both will continue to have good demand and increase in value this spring and summer.
